Why Concrete Gets So Dirty in the Upstate
If you have lived in the Greenville area for more than a year, you know driveways and walkways here do not stay clean for long. Several regional factors make concrete surfaces collect stains faster than in other climates.
Red clay is the biggest challenge. Upstate South Carolina sits on Piedmont soil rich in iron oxide, which gives the clay its deep red-orange color. When it rains, red clay washes across driveways and walkways as runoff from landscaping, construction, or adjacent soil. Unlike ordinary dirt, red clay bonds chemically to concrete pores. Once it dries and sets, a garden hose or consumer-grade pressure washer will not remove it.

Automotive fluids accumulate. Oil, transmission fluid, and coolant drip onto driveways gradually. These petroleum-based stains penetrate concrete pores quickly and darken over time.
Rust is a separate problem entirely. Orange rust staining is common on Upstate driveways and comes from three sources: irrigation drawing well water high in iron, metal furniture left on concrete, and iron-containing fertilizer spread during lawn treatment. Rust requires completely different chemistry than organic staining. Degreasers and sodium hypochlorite will not touch it, which is why many homeowners assume rust stains are permanent after a general pressure washing fails.
What Professional Concrete Cleaning Actually Involves
Professional driveway and concrete cleaning is not someone pointing a pressure washer wand at your slab. That approach leaves uneven streaks and misses embedded staining entirely.
Here is how Eco Blast approaches concrete cleaning:
Pre-treatment. We apply a cleaning solution formulated for the specific stain type before pressure is ever applied. Oil and grease get a commercial degreaser. Biological growth gets a sodium hypochlorite treatment. Red clay requires a product designed to break the iron oxide bond without etching the surface. Rust receives an oxalic or specialty rust-removal product, since neither degreasers nor chlorine-based cleaners will lift oxidation.
Surface cleaner application. We use a commercial-grade rotary surface cleaner, not a handheld wand. A surface cleaner is a wheeled unit with spinning nozzles enclosed in a housing that maintains a consistent distance from the concrete. This delivers uniform pressure across the entire surface and eliminates the streaking that wand cleaning leaves behind.
Controlled pressure. Concrete is durable, but improper pressure can etch the surface, expose aggregate, and damage expansion joints. We calibrate pressure and flow rate based on the age and condition of the concrete.
Edges and detail work. Surface cleaners handle the broad slab efficiently, but edges along garage doors, landscaping borders, and expansion joints need manual attention.
Rinse and cleanup. All loosened debris and runoff is managed during cleaning. We leave your driveway and surrounding areas clean when we finish.
Surfaces We Clean

Newly poured concrete requires special handling. Concrete needs roughly 28 days to fully cure, and washing before it hardens can etch the surface and permanently mark the slab. If your driveway was poured within the last month, we will tell you to wait.
Should You Seal Concrete After Cleaning?
This is one of the most common questions we get, and the honest answer is: sometimes.
Sealing creates a barrier that slows how quickly contaminants penetrate concrete pores. For Upstate driveways dealing with constant red clay exposure, a quality penetrating sealer can meaningfully reduce how deeply clay stains set between cleanings.
That said, sealers wear unevenly under vehicle traffic and typically need reapplication every two to three years. Film-forming sealers can also become slippery when wet. Any surface must be thoroughly cleaned and fully dry before sealing, since a sealer traps whatever is already in the concrete.
If your driveway has heavy red clay exposure, sealing is worth considering. For a driveway that stays reasonably clean with annual maintenance, it may not be worth the cost.
When to Clean Your Concrete
In the Upstate South Carolina climate, most driveways and walkways benefit from cleaning once per year. Properties with heavy tree cover, red clay exposure, or high vehicle traffic may need attention every 8 to 10 months.

The Red Clay Problem (And Why Regular Pressure Washing Alone Does Not Fix It)
Red clay staining deserves its own explanation because it is the single most frustrating concrete issue Greenville-area homeowners deal with.
Red clay contains iron oxide, the same compound found in rust. When wet clay contacts concrete, the iron oxide penetrates the pores and bonds with the calcium in the slab. Standard pressure washing removes surface dirt but often leaves the orange discoloration behind because the stain is not sitting on top of the concrete. It is inside it.
Removing set red clay staining requires a chemical pre-treatment formulated to break the iron oxide bond, followed by controlled pressure washing. Heavily stained concrete that has gone years without cleaning may retain some discoloration in the deepest pores, which is why we recommend annual cleaning for properties with red clay exposure.
